Imagine sliding open the doors from your living room onto the garden and sipping your morning cuppa in the sunshine. That could be your reality with the Accolade.

A compact and functional plan, The Accolade is designed to capture the morning and afternoon sun in the central living area. Despite being suitable for a smaller site, it has four bedrooms and two bathrooms packed into a well-planned footprint.

We think it’s perfect as a bach – offering a sun-soaked open-plan living, dining, family and kitchen space, plus large sliding doors to the outdoors, allowing you to spill out into the garden or courtyard.

Perfect if you want to offer short-term holiday accommodation for extra income – or have friends/family to stay while maintaining a sense of space and privacy.

The clever design means the guest wing can be closed off from the main living area, with direct access to each bedroom from the outside, thereby keeping guests separate from the main home.

A spacious central area comes complete with kitchen, pantry, dining area, living room – and doors that open on the deck. Plus, the separate laundry room offers access to the outdoors – somewhere an outside shower could be added, to rinse off the salt and sand before coming inside!

If you have a coastal property with a view and a site that slopes down significantly from a small building platform, then the split level Edgewater beach house design is a great starting point for your bach, making the most of the site, sun, and views.

Access to the property – garage and front entry share the highest level. The living, kitchen, dining, and master suite occupy the mid-level, whilst another living space and guest or family bedrooms are below at ground level (offering extra privacy to the homeowners for a real holiday home feel). Three split-levels to make the most of a significantly sloping site, perfect for many coastal or sloping bush sites.

The Edgewater beach house design can be positioned on sites with access from any direction. Simple but stylish monoplane roof-lines flow with the level changes, creating an appealing aesthetic. The Levels can be adapted to suit varying sites.

The Clutha is a split-level three-bedroom holiday home design, developed to make the most of sloping sites. The living space is situated on the highest level, complete with a curved balcony, to make sure you’re getting the most of your views and sunshine – while the master bedroom is privately tucked away for peace and quiet.

The Clutha bach plan is designed to maximize the floor space available, while at the same time, separating the living and sleeping areas. Designed for best access from the North or the South, it’s the ideal beach home, and is suitable for many coastal areas in New Zealand.

Client Spotlight – A Bespoke Bach that is a Boatie’s Dream

Peter and Michelle White built their beautiful Whitianga bach with the Landmark Coromandel team in 2019…although Peter says it is more a dream home than basic bach!

The couple’s two-storey holiday home features an innovative enclosed and covered deck, complete with glass balustrades, outdoor fireplace, skylights and comfortable furniture. “It’s become the most-used ‘room’ in the house!” says Peter. “We spend most of our time on the deck – it’s wonderful. I love to sit there and watch the luxury launches sail past on their way to and from the Whitianga Waterways.”

With a second deck at the rear of the house used to capture the morning sun, open plan kitchen/dining/living area, and even a semi-contained guest quarter for extra privacy, this bach ticks every holidaymakers’ box.

Built on a 12-month timeline, from custom design to onsite build, the process was smooth-sailing, says Peter – with Landmark Homes Coromandel handling everything while the Whites lived and worked in Hamilton. “This has been the least stressful build we’ve ever had…and we’ve built 6 times already!”

Paul believes there is still lots of potential for subdivision and rebuild projects within Auckland, especially in some of those higher-end areas.

“It can be a very worthwhile option for those with large sections looking to finance a new home without having to leave the location they love,” says Paul. “By subdividing and selling the land they wouldn’t use, the Bennett’s effectively managed to finance a brand-new house without it costing them anything. They’ve downsized their section to something more manageable, they have a big, beautiful new home, and two other lucky families will be enjoying the stunning new builds at the rear.” A win win for all parties!
